Post-storm assessment, insurance coordination, and HVHZ repair.
South Florida hurricane seasons are a fact of life. Coral Gables is fortunate to have a mature live-oak canopy and oolitic-limestone construction — both of which absorb a lot of wind — but no roof is fully storm-proof. After a major event, the priority is documentation, then triage, then properly engineered repair.
What we do after a storm
- Same-day assessment for active leaks — tarping or emergency dry-in to stop interior damage
- Photographic documentation of all damage areas, with date stamps and angle references
- Damage scope written in your insurer's preferred format (Xactimate or carrier-specific)
- Adjuster meeting on-site when helpful — we'll walk the roof with your adjuster
- HVHZ-compliant repair to current code (not the code in effect when the existing roof was installed)
- Post-repair documentation for your records and your insurer
How we work with insurance carriers
We don't take a percentage of insurance claims. We write the scope, do the work, and bill the same way we'd bill a cash customer. We're experienced with the major Florida carriers and the standard scopes they'll cover — we'll tell you upfront when something is likely covered, when it's likely a fight, and when it's clearly out-of-pocket.
Code upgrades after a storm
If a hurricane damages enough of your roof that the work crosses a threshold (typically 25% of roof area), Coral Gables code requires the entire roof to be brought up to current HVHZ spec — even areas the storm didn't touch. Many Florida insurance policies include “law & ordinance” coverage that pays for these mandatory upgrades. We'll explain the threshold in your estimate so there are no surprises during permitting.
Common Coral Gables storm damage patterns
- Tile slippage and breakage from falling oak limbs
- Edge-zone metal panel lift on standing-seam roofs
- Flashing failure at chimneys and skylights
- Flat-roof drain blockage from debris (ponding-driven failures)
- Gutter detachment under canopy debris load
