Diagnose first. Quote second. Fix third.
Metal-roof repair only works when the diagnosis is right. A panel that's lifting at the edge might be a fastener failure, a sealant breakdown, a substrate problem, or a wind-event precursor. Each one has a different fix. We don't guess.
What we repair
- Panel damage — dents, scrapes, hail damage, debris strike, foot-traffic damage
- Fastener failure — backed-out screws, missing fasteners, EPDM washer breakdown
- Sealant breakdown — failed flashing sealant, ridge sealant, sidewall sealant
- Flashing leaks — chimney flashing, plumbing-vent flashing, sidewall step flashing
- Edge and corner damage — usually wind-event-related
- Valley and ridge failures — usually thermal-cycling or substrate-related
How we diagnose
On-site walk with photographic documentation. Moisture metering on suspect deck areas. Infrared scanning when a leak path isn't obvious. We'll show you the photos and explain the failure mechanism before recommending the fix. If the right call is to repair, we'll repair. If the right call is to plan a replacement, we'll say so.
What a repair includes
- Diagnosis and written scope
- Panel or component replacement to original spec where possible
- Color-matched paint touch-up when full panel replacement isn't needed
- Fastener and sealant renewal per manufacturer spec
- Photographic before-and-after for your records
- Workmanship warranty on the repaired area
