Standing Seam vs. Tile-Look Metal in Coral Gables

Standing seam metal and tile-look metal are both metal roofs. From the engineering side, they perform similarly. From BAR's perspective, they're completely different products. Here's when each makes sense in Coral Gables.

Standing seam: when the city allows it

Standing seam metal reads as a contemporary roof from the street — clean, vertical, machine-finished lines. BAR will approve standing seam on: newer non-contributing homes outside the strictest districts, infill construction in mixed-era blocks, and properties where the entire architectural language is already contemporary. They generally won't approve it on 1920s Mediterranean Revival contributing structures.

Tile-look metal: the historic-district workaround

Pressed metal panels can be shaped to read as Spanish barrel or mission tile from street level. The reading is convincing — even from across the street, most viewers can't tell the difference without close inspection. For BAR districts that want a tile read but where the homeowner wants metal's wind performance, weight savings, or longevity, this is often the right answer.

Structural implications

Traditional concrete or clay tile weighs roughly 10–12 pounds per square foot. Tile-look metal weighs 1.5–2 pounds per square foot. For older Coral Gables homes with original wood-truss structures, switching from tile to tile-look metal can reduce structural load by 80% and avoid the need for engineered truss reinforcement. We'll have a structural engineer review the existing framing if the project is on the edge.

HVHZ wind performance

Both systems carry current Miami-Dade NOAs and meet the 170 mph design wind speed. Standing seam panels are mechanically locked seam-to-seam; tile-look metal panels are mechanically fastened with concealed clips. Edge and corner enhancement is similar between the two systems. From a pure wind-engineering standpoint, the choice is a wash.

Cost

Premium standing seam in Galvalume runs roughly $14–$22 per square foot installed in Coral Gables. Tile-look metal in the same coating system runs $16–$24 per square foot — slightly more because of the panel forming. Both are usually less than premium clay or concrete tile installed (which runs $20–$32 per square foot in Coral Gables).

Which to pick

If BAR will approve standing seam at your property, standing seam is usually the better answer for cost and simplicity. If BAR requires a tile read, tile-look metal is usually a better answer than actual tile for weight, longevity, and cost. The decision starts with a pre-clear conversation with city staff — which we handle as part of the estimating process.
